Conditions of Approval

The applicant offers the following proposed to the town, to be codified by a recorded agreement:

The dedication of 8.75 acres of the property into a land trust for the town to use as a nature trail

No individual lot sales/subleases of RV sites

RV sites must be rentals only and are limited to ≤6 months

Construction of a public trail parking at the end of C Road and a fishing pond per site plan; pond to be Town-owned

Minimal site lighting as approved under town ULDC Sec. 50-030

Recording a restriction prohibiting multifamily housing development on the property, including under F.S. §166.04151 (Live Local Act)

A recurring $25,000 per year impact fee paid to the town, guaranteed regardless of resort performance 

Max 2 unrelated persons per lot

Posting a bond of $250,000 for liquidated damages in the event the RV resort violates its agreement with the town

A guaranteed $500,000 impact fee payment due before Certificate of Occupancy (the legal right to occupy proposed buildings and therefore conduct business)

An estimated recurring annual financial benefit to the town via ad valorem taxes of ~ $84,000 per year. Click here for details

Town use of one amenity area for 3 holiday events per year

Resort amenity memberships for Town residents (July 1–Oct 30 annually)
